«We would like to express how happy we were with Vince and Richard in our selling and buying our new home. They came to see us with no pressure to sell and were happy to explain the process to us. They suggested that we see what was on the market before listing our home was very comforting as we did not know where or what type of house we were looking for, so when we decided on the condo as our new adventure we were send listings which we could look over and then ask to see the condo. Richard would pick us up and show us the listings which we chose and would help point out the good and not so good points of the condo which was a big help for us. They walked us through the initial purchase offer and were there to answer and questions or concerns which we had at any time of the day.
They had an excellent person who took pictures of our home and presented it as a warm home which we were proud to show. We were given sufficient warning for appointments with the real estate broker’s name and any info which would help us in showing the home. There were always follow ups from the appointments which we really appreciated letting us know if the house was liked and if the pricing was acceptable to the condition of the home.
We would be very confident and happy to recommend Vince and Richard to family and friends should they be looking to buy or sell their properties. They followed our journey from the start to the end, knowing that the sell of our home was a difficult decision to make after 20 years. «When faced with having to sell my parents’ home in the Town of Mount-Royal, I solicited proposals from three agents, each from three different realtors. There was one that stood out from the rest, both in terms a thorough presentation of prior research on the property and those similar to it, proposed listing and selling strategy. That was from Richard Sholzberg and Vince Sarroino of Keller Prestige.
Richard’s patience and steady hand led to a very good first offer, which after some negotiation was accepted, only to be reneged upon the Buyer’s inspection unless a significant price deduction was accepted. Having assessed the level of interest in the property, Richard felt that we could do better by refusing, and putting the house back on the market, though without pressure and always accepting the decision of my parents and I. That recommendation and decision end up netting an additional $40,000.
To remove any doubt raised from the prior inspection, Richard recommend that we obtain certificates proving the property was free of asbestos, mould, and heating oil contamination, guiding us to qualified companies that do this, and through the process.
In the end we obtained a price that amounted to 98% of asking. This was not without some trials based on demands and procrastination on the part of the Buyer, and astonishing lack of involvement of the Buyer’s agent, during which the deal could have unraveled at any point. Richard’s perseverance and Vince’s experience successfully guided us through the process to a successful closing.
